PKF Consulting USA, LLC (PKFC) has the experience in hotel operations and finance that enables us to evaluate marketing strategies, operating expenses, and debt structure to recommend courses of action for increasing both profits and asset value. We assist in hotel chain selection, choosing and monitoring management companies, negotiating management contracts and franchise agreements, and on total portfolio management, including acquisition and disposition of hotel properties.

Representative Projects

Atlanta, GA - Managed monthly operations of a convention hotel in downtown Atlanta. Engagement involves analysis of monthly operating statements, meetings with management to critique the operation, consulting on the management contract, and reporting to the owners with observations about performance.

Baltimore, MD - Engagement to assist the Baltimore Development Corporation in securing a buyer/management firm to take over the Clarion Pier Five Hotel and Restaurant the Corporation acquired through foreclosure. The assignment included preparation of a market analysis, developing criteria for bidders, developing an RFP, soliciting and evaluating proposals, and providing technical advice during the selection process.

Beverly Hills, CA - Disposition advisory services for the owners of the Regent Beverly Wilshire Hotel.

Beverly Hills, CA - Market position study and management and operational advisory services for the owners of the Hotel Nikko at Beverly Hills.

Charlotte, VA - Market and economic feasibility study the potential acquisition of the Keswick Hotel Resort and Country Club. Facilities included lodging, food and beverage outlets, spa, pools, homesites, a championship golf course, and an associated private club. Engagement required a strategic analysis of the competitive positioning of the club component and estimates of overall financial potential based upon redesigned marketing and management practices.

Indianapolis, IN - Provided asset management (owner's representation) services for the University Place Conference Center and Hotel. PKFC's services have been in place for more than five years and have included support in operational improvement, renovation, refinancing, management/brand selection, and marketing strategies.

Jekyll Island, GA - Assisted the Board of Directors of a 165-unit condominium resort hotel on Jekyll Island, GA, in the selection of a new management company. Engagement involved guiding the entire selection process, establish evaluation criteria, screening and assisting the Board in evaluating the proposals, and assisting in negotiating a new management agreement.

New England - Two separate exclusive prep schools in New England are owners of Inns located on school property. In both cases, PKFC was asked to evaluate management of the Inns and to assist in negotiation of management agreements and leases for the facilities.

New York, NY - Owner's representative on the disposition of the Four Seasons Hotel. Prior to that owner acquiring the hotel PKFC was engaged to appraise the hotel for financing purposes.

New York, NY - Developed guidelines for the financial evaluation of hotel food and beverage departments for a large New York based investment bank.

Prince Georges County, MD - Engaged by the owners of the historic Mt. Airy Plantation Inn, a restaurant, banquet, and lodging facility to supply market analysis, request for proposal, and identification of a developer/operator. PKFC coordinated site inspection, established criteria for review of RFPs, and produced the plan and matrix for use by state and county officials for successful selection for a long-term tenant.

Santa Barbara, CA - Development and management company selection for the developers of a proposed full-service hotel.

Stratton, VT - Advised in the selection of a management company for The Stratton Mountain Inn and Stratton Village Lodge.

Various Locations - Strategic Planning for Famous and Historic Hotels. Recent engagements involved the historic Chateau Sonesta in New Orleans, the Omni Center in Atlanta, the Westin Bonaventure in Los Angeles, and the two largest hotels at DisneyWorld, The Dolphin and The Swan.
