Over the years, we have prepared market feasibility and marketing master plans, which included recreational lodging facilities, food and beverage, retail, and transportation services. We frequently advise on concession policies, facility size and mix, and peak and low season operating expectations. PKFC engagements for parks and other attractions include Yosemite National Park, Glen Canyon National Recreation Area, and Colonial Williamsburg. Representative Projects UNITED STATES Daytona Beach, FL - Planning for two world-class golf courses as part of the Master Plan Study for the new headquarters of the Ladies' Professional Golf Association (LPGA), Daytona Beach, FL. Howard County, MD - Market feasibility analysis for a proposed PGA Tour Course. Scope included assessment of competition from high-end public and private courses in the market, potential membership absorption and rounds generated, and schedules of fees. Leonardtown, MD - Market and financial feasibility analysis for the Breton Bay Resort, Conference Center, and Championship Golf Course to be owned and financed by a non-profit public-sector agency. Engagement included financial projections for the initial five years of operation, a detailed economic impact analysis for the bond underwriters, and an appraisal. Omaha, NE - Repositioning and revitalization study for a golf and country club. Williamsburg, VA - Market demand study and statements of estimated annual operating results for a 312-room Golf Resort and Executive Conference Center to include a 15,000 square foot, state-of-the-art executive conference facility and three championship, 18-hole golf courses designed by Dan Maples. Conducted additional analysis to assess the financial feasibility of the project and supportable loan values. Additionally, assisted in identifying a management company for the resort. Williamsburg, VA - Numerous studies for Historic Williamsburg Recreation, Inc. and/or the Rockefeller Foundation, including market and economic feasibility studies for the restoration of historic inns and homes, operational studies for food & beverage facilities, and a study of the corporate organizational structure. Wye River, MD - In-depth feasibility study for a signature golf course and country club, along with an associated hotel, conference center, and high-end residential development. Yosemite National Park, CA - For the National Park Service and/or the concessionaire, PKFC has conducted numerous market and economic analyses and financial projections for accommodations facilities, food & beverage, retail, and recreational facilities, and transportation services within the park. INTERNATIONAL Various - Needs assessments of community golf course systems for 68 United States Air Force installations worldwide. Evaluations of market demand, market opportunities, and development proposals will be used in the Air Force's Long Range Capital Development Plan for construction and renovation projects over a ten-year period.
