Facilities to be analyzed included lodge, cabins, campsites, marina (wet and dry slips), rental marina, picnic areas, beach, equipment issue center, multi-use courts, swimming pool, archery range, tennis courts, concessions, restaurant, amphitheater, and nature center.
Baltimore, MD - Market analysis and financial projections for the Baltimore Revenue Authority Golf Course System, including three existing courses, a proposed 18-hole addition, and a new development. Analysis included the identification of the particular market characteristics of each existing course, geographic drawing areas, attainable fees, rounds and development of twenty-year forecasts of revenue, expense, and income available for debt service. Subsequent tasks involved liaison with bond counsel and underwriters in connection with bond financing.
Breaks Interstate Park, KY, TN - Comprehensive Master Plan analysis of Breaks Interstate Park, including a complete inventory of competing facilities in a four-state area. Study included an assessment of the strengths and weaknesses of the location considering ease of access and infrastructure, along with potential target markets. The final product was the development of a marketing strategy and implementation plan to increase visitation.
Costa Mesa, CA - Analysis of the role, structure, and strategy of the Costa Mesa Tourism Council.
Daytona Beach, FL - Planning for two world-class golf courses as part of the Master Plan Study for the new headquarters of the Ladies' Professional Golf Association (LPGA), Daytona Beach, FL.
Rocky Gap State Park, MD - For the Maryland Economic Development Corporation, prepared a series of feasibility studies and statements of estimated operating results for the development of this resort park, planned to include an 18-hole Jack Nicklaus Signature Golf Course. The state's goal is to create an anchor amenity in Western Maryland to increase tourism and other economic development. PKFC prepared the RFP and assisted the State with evaluations and negotiations with prospective offerers. The Firm also provided counsel to bond underwriters.
Ventura, CA - Developed a Tourism Master Plan for the City of Ventura, California. Engagement included an assessment of the existing tourism attractions, hotels, and infrastructure to determine recommendations and strategies to increase the number of visitors and related revenues.

Bali, Indonesia - In-depth review of the hotel operations of the acclaimed Nikko Bali Resort & Spa, shortly after a drastic currency devaluation. Analysis identified potential operational efficiencies, service issues, and the effective use of resources, including expatriate labor.
Belize, Central America - Tourism marketing strategy and public relations plan for the nation of Belize. Study included evaluation of existing infrastructure, current capacity limitations, and identification of target markets abroad.
Bintan, Riau Islands, Indonesia - Market, economic, and financial feasibility study for the Bintan Beach International Resort, consisting of hotels, golf courses, condominiums, and specialty retail.
Costa Rica - Nationwide analysis of lodging facilities, tourism/ecotourism destinations, policies and trends for the nation of Costa Rica. Tasks included the inventory of Costa Rica's environmental, recreational, cultural, and lodging resources. A full analysis of market demand characteristics were used to develop policy recommendations for a sustainable tourism program for lodging development and resources protection.
